IRIS Broadway Greno West Outlines Three-Year Growth Roadmap with Rising Consumer Activity

BusinessK Puspa28 Oct 2026

New Delhi, Oct 28: Trehan IRIS, the real estate brand of the seven-decade-old Trehan Group, today unveiled the retail vision for IRIS Broadway Greno West, its ₹400 crore, 1 million sq ft development on a 3.4-acre site at the Ek Murti roundabout in Greater Noida West. At its heart is a premium, fully air-conditioned mall designed to be the go-to fashion, dining and leisure destination for the whole of Greater Noida West and its neighbouring areas. IBGW will be operational in the first quarter of 2027, with its Occupancy Certificate expected shortly. That will be within four years of the project’s RERA registration in May 2022, a pace rarely seen for a commercial development of this scale in the Noida market.

IRIS Broadway Greno West Projects ₹580 Crore in Annual Consumption in YearOne, Rising to ₹700 Crore by Year Two; Charts Three-Year Growth Roadmap

The mall is built around a 25,000 sq ft central atrium, conceived as the town square of Greater Noida West, with signature floating “Golden Petals” and a vertical garden. Around it, six large anchor stores will bring leading international and national brands to the heart of Greater Noida West.

IBGW is set to become the fashion capital of Greater Noida West. International anchors lead a line-up of the best brands across every segment, from premium international labels and contemporary fashion to beauty, footwear, accessories and a dedicated destination for occasion and wedding wear. Beyond shopping, it is built for a full day out: a buzzing food hall and cafés, rooftop restaurants and terraces for long evenings, a four-screen Cinépolis cinema, and a triple-height family leisure centre with entertainment for every age. And when the community celebrates, IBGW is where it will gather, with banquets and open-air terraces for its weddings and festivities.

IBGW is designed to work as a community hub as much as a shopping centre. The atrium and leisure floors are planned for events, festivals and gatherings, giving Greater Noida West’s growing population a shared public space it has so far lacked.

Trehan IRIS has led the leasing of the mall and will manage it as a single destination, with the brand mix, operations and visitor experience overseen centrally.

The concept design is by Benoy, the UK practice behind Ferrari World in Abu Dhabi and City Walk in Dubai. Cross Works (UK) shaped the retail experience, Uncommon Land (UK) the landscape and atrium, FCD the facade and Secure Parking (Singapore) the parking.

The development is completed by two further components, each with its own entrance and drop-off. A 135-room Courtyard by Marriott, the first Marriott-branded hotel in the Noida region, will offer two banquet halls for more than 2,000 guests, an all-day restaurant and a pool deck. The Omega tower will add Grade A offices with a business centre, gym and terrace restaurants, bringing a weekday workforce to the mall’s doorstep.

Greater Noida West is one of the largest residential belts in Delhi-NCR, but organised retail has not kept pace with its growth. Opposite the proposed metro station and linked to Noida and Delhi by road, IBGW is expected to draw 25,000 to 35,000 visitors a day at weekends and about 15,000 on weekdays once fully open. IBGW is expected to generate annual consumption of over ₹580 crore in its first year of operations, rising to around ₹700 crore by the second year.

The pace of delivery has been matched by a strong safety record. In October 2026, IBGW crossed one million safe working hours without a single lost-time injury, an internationally recognised measure of site safety. The milestone reflects the Trehan Group’s practice of building with its own teams and equipment, a discipline built over seven decades of construction.

Aman Trehan, Executive Director, Trehan IRIS

“Greater Noida West has a young, aspirational community that has had to travel for its best shopping, dining and entertainment. IBGW brings all of that home. With a 25,000 sq ft atrium, international brands as anchors and a retail mix curated floor by floor, we want this to be the place the whole community chooses, every weekend and every celebration.”

Abhishek Trehan, Executive Director, Trehan IRIS

“We have been building in Delhi-NCR for over seventy years. At IBGW we have combined that discipline with the best global retail designers. We retain the leasing and management of the mall, so we will stay accountable for the experience of every shopper, every brand and every investor for years to come.”

IBGW is one of three flagship projects for Trehan IRIS. The others are Omara in Sector 80, Gurugram, a ₹1,300 crore project positioned as India’s first luxury wellbeing residences, and an upcoming mixed-use campus of Grade A offices, alfresco dining and retail in Sector 140, Noida.
